Managed workspace provider Table Space Technologies has filed for an Initial Public Offering with market regulator SEBI. The public issue comprises a fresh issue of shares worth up to ₹800 crore and an Offer for Sale (OFS) of 6.55 crore shares. This move signals the company's plan to leverage public markets for its next growth phase.


Details of the Public Offering

The OFS involves key stakeholders, led by promoter AGS TS II Holdings, which is backed by Hillhouse Investment. Holding a 41.76% stake, Hillhouse plans to sell up to 4.98 crore shares in the offering. Other participants include the company's founders and several individual investors, who will also offload shares.

Founder Karan Chopra and co-CEO Kunal Mehra are also slated to participate in the OFS. The company is exploring a potential pre-IPO placement to raise up to ₹160 crore. Any capital raised this way would reduce the size of the fresh issue component of the main IPO.

Use of Proceeds and Financial Strategy

A primary goal of the IPO is to strengthen the company's balance sheet through significant debt reduction. Table Space has allocated ₹550 crore from the fresh issue proceeds to repay its outstanding borrowings. The remaining funds are earmarked for inorganic expansion through acquisitions and for general corporate purposes. The company maintains a substantial presence across eight major Indian cities with a portfolio of 11.46 million square feet. A remarkable 98% of this area is situated in high-quality Grade A properties. This focus on premium real estate helps attract and retain blue-chip corporate clients.

Its operational efficiency is highlighted by a 92.64% occupancy rate for mature facilities, the highest among its peers per a CBRE report. This strong performance underscores the consistent demand for its workspace solutions. It solidifies Table Space's leadership position within the managed office sector in India.

The IPO filing comes on the back of strong financial results for the company. In fiscal year 2026, Table Space recorded a significant 66.3% year-on-year increase in revenue. It also successfully narrowed its net loss, demonstrating improved operational efficiency and financial discipline.

The company competes in a dynamic market with players like Awfis Space Solutions and WeWork India. Its IPO is being managed by leading institutions such as Axis Capital and BofA Securities India. The offering will serve as a key test of investor sentiment for the managed office space industry.
