LPT Aperture Holdings (LPTA), a rapidly growing force in the real estate sector, has announced its acquisition of Speculo, an innovative database engagement platform. This strategic purchase brings Speculo's AI assistant, Remi, into LPTA's expanding technology portfolio. The move underscores a significant industry trend toward leveraging artificial intelligence to identify consumer intent and enhance agent efficiency.

A Strategic Expansion in Real Estate Technology

The acquisition aligns with LPTA's strategy of investing in brokerage-agnostic platforms that serve the entire real estate industry. By adding Speculo to its portfolio, which already includes companies like Humaniz and Reside, LPTA reinforces its commitment to providing comprehensive growth solutions. This approach aims to empower agents and brokerages regardless of their affiliation with LPTA's own real estate brands.

LPTA has demonstrated remarkable growth, recently securing the number two spot on Deloitte's 2025 Technology Fast 500 list. Its brokerage arm, LPT Realty, has also climbed the ranks to become the 11th largest in the U.S. by sales volume. This trajectory, combined with plans for an impending IPO, positions LPTA as a major player shaping the future of proptech.

Revolutionizing Engagement with AI

Founded in 2024 by Riley VanderKaay and Bobby Moats, Speculo was created to address a critical industry need. The company helps real estate professionals shift their focus from sheer lead volume to understanding the intent within their existing databases. Having already partnered with over 300 real estate organizations, Speculo has proven its value in the market.

At the heart of Speculo's platform is Remi, an advanced AI assistant designed to nurture client relationships. Remi engages contacts through realistic, AI-voiced conversations, asking pertinent questions to gauge interest and detect behavioral shifts. It then alerts agents when a lead is ready for human interaction, ensuring they can focus their efforts effectively.

According to co-founder Riley VanderKaay, the goal is not to replace agents but to augment their capabilities. He emphasized that LPTA's CEO, Robert Palmer, shares this vision for an AI-supported, human-first future in real estate. The technology is designed to surface meaningful conversations, allowing agents to provide timely and valuable expertise to their clients.

Future Outlook and Industry Impact

This acquisition highlights a broader market evolution, as brokerages increasingly seek to unlock the untapped potential within their existing client networks. Speculo will continue to operate under its own brand, maintaining its brokerage-independent model to serve agents and teams across the industry. This ensures its powerful tools remain accessible to a wide audience.

With the backing of LPTA, Speculo is poised for accelerated growth and product development across the United States and Canada. Robert Palmer stated that the investment is intended to help scale the platform's impact, making its intent-detection capabilities available to more professionals. The financial terms of the transaction were not disclosed to the public.

The acquisition of Speculo by LPT Aperture Holdings marks a pivotal moment in the integration of AI into real estate practices. It represents a strategic investment in technology that empowers agents by refining their focus from lead quantity to client intent. This partnership promises to enhance agent productivity and foster deeper client relationships across the entire industry.
