HerSpace Manufacturing, a Bengaluru-headquartered company that designs and operates employee accommodation for industrial workers, has raised an additional $40 million from existing investor Gray Matters Capital. The fresh investment follows an earlier $10 million commitment made in 2025, bringing the investor's total capital commitment to $50 million. The capital will be deployed over a period of 30 months through a structured mix of debt, quasi-equity and equity.
Funding Allocation and Expansion Focus
The company said it will use the new capital to expand its presence across the Greater Bengaluru region, Hosur, Chennai and Andhra Pradesh. A portion of the funds will also support investments in people, processes and systems needed to manage rapid growth across these manufacturing clusters. HerSpace did not disclose its valuation as part of the announcement, which was made on Monday.
Operating Model and Housing Portfolio
Founded in 2023, HerSpace provides leased, affordable workforce accommodation for industrial workers across India. The company designs and manufactures modular housing units in a factory, deploys them near manufacturing sites, and manages services such as security, housekeeping, food and welfare support under one roof. Its portfolio ranges from large dormitories to access-controlled residences for women and family units for supervisors and longer-tenured employees.
Addressing a Critical Infrastructure Gap
HerSpace said paying guest accommodations remain the primary alternative for many workers, but these often raise concerns around quality, safety, compliance and secure access for women. The company argues that purpose-built leased worker housing is needed to support India's manufacturing ambitions. By placing workers closer to factories, its model helps employers reduce transport costs and improve attendance and employee retention.
Industry Context and Policy Attention
The investment comes as companies and policymakers increasingly treat worker housing as essential infrastructure for expanding India's manufacturing sector. A 2024 report by NITI Aayog said inadequate accommodation near industrial hubs can contribute to high employee attrition, lower productivity and an unstable workforce. The report also noted that a lack of suitable housing can limit women's migration for manufacturing jobs across the country.
Early Demand and Leadership Perspective
Bob Pattillo, founder of HerSpace Manufacturing, said the company has moved quickly from an idea to a working business with strong market demand. He added that the goal is to use the capital, experience and lessons from early projects to build a model that can scale quickly while maintaining quality and affordability. In one example, a customer placed 200 women employees, and after positive word of mouth the employer took the entire remaining capacity of 280 beds.
Current Scale and Growth Pipeline
HerSpace currently has more than 950 modular beds delivered and operating, with a pipeline of over 10,000 additional beds planned. The company said its accommodation solution is effective at improving employee retention, productivity and satisfaction while also lowering transport costs and the carbon footprint of employing companies.
