Build, an AI-native infrastructure company, has successfully secured $8.5 million in a seed funding round led by Index Ventures. The New York-based startup is pioneering a new approach to automate the complex due diligence processes for large-scale real estate and infrastructure projects. This innovation aims to drastically reduce the lengthy timelines that have historically plagued the industry, addressing a critical bottleneck in global development.


Strategic Funding and Key Investors

The investment round saw participation from Pebblebed, Puzzle Ventures, and Tiny.vc, alongside the lead investor Index Ventures. The funding was further bolstered by prominent angel investors, including OpenAI CFO Sarah Friar and Blackstone CTO John Stecher. This strong backing from both venture capital and industry leaders signals significant confidence in Build's disruptive potential and market strategy.

Co-founder James Stirrat-Ellis, a former architect who worked on Singapore's Changi Airport expansion, identified major inefficiencies in traditional development workflows. This allows for parallel checks and human-verified results, delivered in a fraction of the time previously required.

Unlike typical AI startups selling software licenses, Build operates on a monthly retainer model focused on replacing services spending. Clients gain access to integrated assessments covering site sourcing, power availability, and risk analysis without engaging multiple consulting firms. This service-centric approach has been shown to cut project due diligence timelines by an impressive 95 percent.

Addressing a Critical Market Need

The company's launch is timed perfectly with the surging demand for new infrastructure, particularly data centers driven by the AI boom. With hyperscalers projected to invest nearly $700 billion by 2026, the traditional pace of development cannot meet the industry's needs. Build directly challenges legacy consulting giants like CBRE and Arup by offering a faster, more cost-effective alternative.

By automating tasks that once took weeks and delivering results in hours, Build provides a significant competitive advantage to its clients. The platform's ability to streamline complex processes positions it to capture a substantial share of the market. This efficiency is crucial as global data center capacity under construction is expected to reach 23 gigawatts by the end of 2025.

In less than two years, Build has grown from its two founders to a team of ten and has already completed over 100 projects across 15 countries. The company supports firms with a combined $2 trillion in assets and recently secured its first hyperscaler client. This rapid growth underscores the strong market demand for its innovative solution and its operational scalability.

The new capital will be used to expand the engineering team and hire industry experts from firms like Blackstone and JP Morgan. Build's long-term vision is to create "agentic real estate," automating the entire development lifecycle from site selection to asset management.
