Mnzil, TDG, and Capital Partners Launch SAR 1 Billion Saudi Worker Housing Fund

The fund will develop integrated worker housing for up to 50,000 workers across Saudi Arabia

Saudi technology-enabled worker housing platform Mnzil has entered into a partnership with real estate development group The Development Group and fund manager Capital Partners to launch a SAR 1 billion real estate fund, equivalent to about US$267 million. The vehicle will develop integrated residential communities capable of housing up to 50,000 workers across Saudi Arabia. The announcement responds to rising demand for quality worker accommodation as construction, logistics, industry, and tourism expand under Vision 2030.


A Specialized Fund for Worker Housing

The new fund is designed to finance and operate purpose-built worker accommodation by combining real estate capital, development expertise, and technology. Mnzil will serve as the strategic partner and exclusive operator of the residential portfolio. Capital Partners will manage the fund, while The Development Group will oversee site selection, project design, and construction.

Strategic Roles and Growing Demand

Saudi Arabia's economic diversification has accelerated activity in construction, logistics, manufacturing, and tourism, all of which rely on large workforces. The partners said the fund will help meet demand for housing close to major employment centers while supporting better living standards. The structure also allows Mnzil to move from managing third-party residential assets to shaping the development of new communities.

Integrated Communities and Planned Locations

Planned communities will include furnished rooms, sports and recreational facilities, shared spaces, green areas, administrative offices, and maintenance services. Development work is expected to begin in the fourth quarter of 2026. Initial target locations include Riyadh, Jeddah, Dammam, Khobar, Mecca, and Madinah, with sites selected near workplaces to reduce commuting time.

Mnzil's Operating Experience

Mnzil currently provides housing, transportation, catering, and related services to more than 30,000 workers for over 250 corporate clients across more than 30 Saudi cities. Its clients include Amazon, Noon, Nestlé, McDonald's, and Americana, while Founders Fund has backed the company as its first investment in Saudi Arabia. The new vehicle offers Mnzil a larger operational footprint in a segment it already serves at scale.

Institutional Investment and Long Term Leases

Capital Partners views the fund as a specialized real estate strategy focused on build-to-suit worker housing. The model is supported by long term lease contracts and aims to generate contractual rental income with clearer visibility on future cash flows. The partners expect this approach to establish worker housing as a recognized institutional asset class in Saudi Arabia.

Executive Perspectives

Mnzil Chief Executive Officer Abdulmajid Al Babtain said improving living conditions for workers is a shared responsibility that supports the national economy. He expressed hope that the partnership will encourage broader attention to worker housing across the Kingdom. Talal Al-Ruqban, Chief Executive Officer of The Development Group, described the project as a long term and scalable investment opportunity aligned with Vision 2030.

Saud Al-Rajhi, Vice President of Real Estate Investments at Capital Partners, said the fund addresses a segment that has been underserved by existing Saudi real estate supply. He added that the model combines institutional standards with long term lease agreements to improve cash flow predictability. The partners aim to make better worker living conditions a permanent part of the Kingdom's growth story.
