South Korean AI proptech company Oktap announced the official launch of Ttangkong, a specialized land analysis platform available at ttangkong.kr. The platform is intended for buyers, sellers, brokers, builders, and auction investors who need to evaluate individual parcels of land. It consolidates public land information into a single screen so users can review key data without visiting multiple institutional websites.


Addressing a Fragmented Research Process

Until now, people examining a parcel of land often had to navigate separate government systems to check zoning, land use plans, official prices, and registry records. Ttangkong reduces this process by combining the essential data points in one place. This approach is aimed at supporting more efficient due diligence for land transactions and development decisions.

Unified Land Data in One View

After selecting a parcel on the map or entering an address, users can immediately see land category, area, annual official land price trends, zoning, land use plans, building coverage ratios, floor area ratios, and development restriction notices. The service also provides slope, sunlight exposure, adjacent parcel information, nearby actual transaction prices, and court auction or public sale listings. This combination gives users a broad context for a property's physical and regulatory characteristics.

Construction Estimates with Building Radar V1.2

Ttangkong includes the Building Radar V1.2 calculation tool, which estimates buildable scale by offsetting structures from parcel boundaries and applying sunlight plane rules in residential zones. The tool allows side by side 3D comparisons for uses such as commercial residential, multi-family, multi-unit, neighborhood living, detached house, and warehouse buildings. For each design option, it shows floor counts, total floor area, and expected construction costs based on Korea Real Estate Board standard unit cost data.

Reconstruction and Existing Buildings

When a parcel contains an existing building, the platform also shows the use approval year and total floor area from the building register. This information helps users assess whether a structure may be suitable for reconstruction or redevelopment. Placing this data next to buildable scale estimates provides a more complete picture of a parcel's potential.

Transparent Land Value Estimates

The Value Radar V1.2 feature estimates land value by starting from the official assessed price and adjusting for regional official price ratios, zoning, and road frontage conditions. Nearby actual land transaction prices are included as comparative material rather than as standalone conclusions. This transparency allows users to review the specific assumptions and public data behind each estimate.

Registry Access and Reporting

The platform offers real-time land registry issuance through the Internet Registry Office, summarizing ownership, mortgage, and seizure details in a structured view. Building registers are provided free of charge to registered members. Users can also generate a Land Report that combines registry rights, basic parcel information, regulations, prices, and surrounding data for printing or PDF export.

Leadership Perspective

Oktap CEO Kim Seonghun said that land with the same area can vary greatly in use and value depending on zoning, road access, slope, and adjacent parcels. He explained that Ttangkong is designed to provide evidence rather than conclusions by showing calculation standards alongside results. The service is intended to help users form their own judgments based on visible criteria.


Ttangkong is now available at ttangkong.kr as a centralized research tool for land-related decisions. Oktap notes that the platform's value and construction calculations are estimates based on public data and do not replace professional appraisal or architectural design.
