Reframe Systems, a company using physical AI to industrialize home construction, has secured $40 million in a new venture-backed equity financing round. The funding, led by Energy Impact Partners, will be used to expand its network of automated microfactories across North America. This investment aims to accelerate the delivery of homes and address the ongoing housing shortage.
Addressing the Housing Crisis with Technology
The United States currently faces a deficit of approximately 4.5 million homes, a crisis driven by outdated construction methods. Traditional homebuilding is a fragmented process involving numerous subcontractors and a diminishing pool of skilled labor. These factors contribute to slow construction timelines and escalating costs for new homes.
Reframe Systems tackles these challenges with a network of small, highly automated microfactories located near housing demand centers. This decentralized model contrasts with large, centralized modular factories, allowing for greater adaptability to local zoning, climate, and design needs. The company's approach aims to bring manufacturing efficiency directly to local communities.
A New Model for Homebuilding
The company's process integrates software to coordinate design with production and uses robotic systems to automate repetitive fabrication tasks. Digital work instructions guide builders of all skill levels through the assembly of components. This technology-driven method enables Reframe to deliver homes three times faster and at a 35% lower cost than conventional construction.
"Developers are demanding faster, energy-efficient, climate-resilient homes and we are answering that demand," stated Vikas Enti, CEO of Reframe Systems. He noted the company's ability to deliver diverse projects, from urban triple-deckers to wildfire-resilient bungalows, in a fraction of the usual time. This momentum has prompted Reframe to advance its goal of building one million homes to 2040.
Scaling Production and Investor Confidence
Anil Achyuta, a partner at lead investor Energy Impact Partners, expressed confidence in the company's trajectory and unique approach. "Reframe stood out to us for applying a unique combination of Physical AI and manufacturing discipline," he said. Achyuta highlighted the company's progress from proving its technology to achieving scaled deployments and securing customers.
To meet growing demand, Reframe is expanding its capacity with a new microfactory, FAB1, in Billerica, Massachusetts. The facility became fully operational in under 70 days, demonstrating the rapid scalability of the company's model. FAB1 is designed to produce up to 500 multifamily units or 250 single-family homes annually.
The company has already completed 10 homes, with eight currently occupied, and has a pipeline of 114 more units for the coming year. Current projects include multifamily developments in Massachusetts and New Hampshire, as well as a wildfire-resilient home in California. This tangible progress showcases the real-world impact of Reframe's innovative building system.
This $40 million investment marks a significant milestone for Reframe Systems, validating its mission to reindustrialize residential construction. Led by a team of former Amazon Robotics executives, the company is applying proven automation principles to one of the economy's least productive sectors. The new capital positions Reframe to scale its operations and make a substantial contribution to alleviating the national housing shortage.
