Piney Raises €1.6 Million for US Expansion

Cyprus-founded Piney will deepen European growth and build on its Miami expansion.

Piney, a Cyprus-founded provider of cleaning and operations services for short-term and mid-term rental property managers, has raised 1.6 million euros in a new funding round. The investment was led by Uni.fund, which also led the company's 1.2 million euro round in December 2024, and included participation from Cyprus-based venture capital fund 33East. Piney currently services 5,000 properties across Spain, Portugal, Greece, Cyprus, France, and the United States, and the new investor joins an existing base that includes VENTERI Capital.


Strong Growth Across Core Markets

Since its previous funding round in late 2024, Piney has grown from 1,300 to 5,000 properties under service, an almost fourfold increase in under two years. Spain has become the company's largest market, with ground teams operating in Madrid, Barcelona, and Malaga alongside activities in Greece, Cyprus, Portugal, and France. This growth was supported by a technology platform that allows a services business to scale with the efficiency of a software company.

A Full Operational Layer for Property Managers

Piney positions itself as more than a cleaning company by offering a complete operational layer for short-term and mid-term rentals. Its services cover cleaning, laundry, linen management, and the sourcing and placement of guest amenities, all coordinated through its own technology platform. The company says this approach can reduce the operational workload of property managers by up to 80 percent through automated scheduling and a real-time monitoring dashboard.

Expansion Beyond Europe Starts in Miami

The new capital will be used to deepen Piney's presence in existing European markets, accelerate development of its technology platform, and support international expansion. The company recently launched services in Miami, its first market outside Europe and a natural entry point into the United States. Founder and CEO Nicolas Chrysostomou said the company built its model in Cyprus and is now showing that it can compete globally.

AI Moves Quality Control Into Real Time

Piney is applying artificial intelligence to bring new efficiencies to an industry that has traditionally relied on manual coordination. Its platform reviews photos taken by cleaners during property checks in real time, flagging problems before staff leave the property rather than after a guest complains. The company plans to extend AI further across its workflow as the platform matures.

Investor Confidence in Operational Infrastructure

Uni.fund Partner Sotiris Papantonopoulos said Piney has delivered disciplined growth, strong unit economics, and a product that property managers rely on daily. Yiannis Eftychiou, Partner at 33East, added that the short-term and mid-term rental market is professionalizing quickly and that operations remain the hardest part to get right. Both investors described the company as the infrastructure layer the rental industry needs as it scales.

A Platform Built for International Scale

Piney's model combines in-house cleaning teams, automated scheduling, and a real-time monitoring dashboard under one operating system. This structure lets the company scale with software-like efficiency rather than the heavy coordination of a traditional hospitality business. The company is now using Miami as a template for further expansion outside Europe while continuing to strengthen its original European markets.


Piney's latest funding round highlights how a company rooted in Cyprus can build operational infrastructure for the global short-term and mid-term rental market. With support from Uni.fund and 33East, the company is scaling its platform, expanding its market reach, and embedding AI into daily workflows. The Miami launch provides a blueprint for further international growth and positions Piney as a serious competitor beyond Europe.
